Renting seems a relative easy process of touring several properties and selecting the right one. But reality often turns out to be the opposite. Many issues arise during the process and during the renting period. We have listed some below:

Renting in steps
We have created a process for renting a property in several steps. The steps are described below. We put strong emphasis on the 1st step of learning the preferred requirements of the client and to match the expectations. This can save a lot of time, prevent annoyances in the steps to make and will resort into an efficient and targeted approach. All the above listed issues will be dealt with in one or more of these steps.
The steps are:
1 – Clearly define the requirements of the client and match the expectations of the steps to make.
2 - Long list with properties
A search will be conducted to compile a list of properties that fits the requirements. Hereby the priority in requirements will be followed.
3 - Touring of the properties selected from the long list
4 - Short list
After touring the selected properties a preferred choice might arise of one or several objects. If not, more properties will be proposed with similar requirements or the requirements will be adjusted for further search.
5 - Final choice and engage into the negotiation process
Prior to making an formal offer, a negotiation strategy should be discussed between the client and the S1 consultant. In this strategy the preferred terms and conditions should be defined and will serve as a starting point for negotiations. In parallel the in-house lawyer will perform a legal check on the title documents and other relevant papers.
The S1 consultant will solely act on behalf of the client’s interest.
6 - Securing the property
Once the terms and conditions are agreed the final signing of the lease agreement can take place. This step also includes the physical moving in of the tenant.
7 - S1 support during renting and up to conclusion of your staying in Kiev
We assist on issues such as making small adjustments, satellite TV, internet, new locks, registering of the lease agreement etc. We will be present to solve disputes with the landlords. Upon conclusion of the lease we will be present to recuperation of the security deposit, go through the check list, arrange the issues around the utilities, etc.
